With the summer heat coming in … hot, it’s time to talk HVAC! Cecile Steinriede sat down with Paul from Unique Indoor Comfort to learn about all things indoor temperature control.

There are several types of HVAC that you’ll see when looking at homes across our region.

Of course, the classic window units reign supreme for older homes that have not been updated.

The Original Conventional HVAC pushes air through ductwork from point A to point B, and was one of the first indoor temperature regulation systems. The ductwork kept getting larger and more cumbersome, so specialist started evolving towards High Velocity Systems (described below). Conventional is still used in basements and attics.

Another historical method of HVAC is the high velocity system. This system was developed n late 1960s’ for older homes without ductwork in Chicago’s suburbs. The idea was to create ductwork in a way aesthetically pleasing way, using wall cavities and floor cavities and ceilings to conceal the system. It is minimalist and does the job. It is very popular in older homes throughout Philadelphia and the main line.

The modern evolution of HVAC began with Ductless Systems, also known as Mini-Splits, which were first popularized in Asia and Europe in the early 2000s’. They’re the quieter and more efficient cousin of the window unit. Their market share has grown from 5% to 20% over the past two decades, so they are definitely increasing in popularity. There are hundreds of Mini-split manufacturers, but Paul has found a dramatic difference in quality between the “industry leaders” and “others.“ You are not required to have a specific electrical system to have mini-splits. More than likely when you move from four to five window units to a mini-split system, you will actually be consuming less energy.

In a real estate context, when ductless first came on the US market in 2005, there was a lot of pushback from buyers. They were not used to seeing them, but as we grow to become more conscious of energy efficiency, buyers have become more open to the new system. People love them because it provides quiet and hyperlocal temperature control in each section of the house. Aesthetics can often seem like an obstacle, but more streamlined options and installation methods continue to become available.

HVAC Maintenance

In terms of HVAC maintenance, the most important thing to do is clean or change your filters. Your air quality is crucial to your overall health.

Prepping for Heatwaves

Before a heatwave hits, close up the house and get the system rolling and give it momentum. This is also energy efficient because it won’t take as much energy or time to regulate the indoor temperature.

If you wait until the day of 90 degree weather or keep your windows open the night before, the whole house will need to dehumidify. This means more time  and energy (and a sweatier you).

Mini-Splits, Many Uses

You can also use a mini-split instead of a dehumidifier. There is usually a “dry-mode” and they can also be used for heating
