Stage to Sell: Tips from an Interior Designer

Are you planning to sell your home and want to make a lasting impression on potential buyers? Look no further! In this episode of "Real Estate Talk with the CCSJ Team," Cecile sits down with Veronique from Vero Staging and Design to uncover the secrets of effective home staging. Whether you're a seasoned seller or a first-time homeowner, these expert tips will help you transform your space into a buyer's dream.

Understanding the Objective of Staging

The ultimate goal of staging is to captivate potential buyers and make them fall in love with your property. To achieve this, Veronique recommends adopting the perspective of a potential buyer. Think about how your property can appeal to various demographics, from singles to families or retirees. Consider whether your home strikes the right balance between modernity and charm, as these elements can attract a diverse range of buyers.

Creating your To-Do List

Veronique outlines a simple yet effective checklist to guide your staging efforts. Start by evaluating the cleanliness of your home, including walls, carpets, and crucial areas like kitchens and bathrooms. Identify items that need to be removed from your furniture to create a clutter-free environment. This is the perfect opportunity to declutter and reorganize your belongings; after all, you're preparing to move.

Next it’s important to create a neutral space. Personal preferences for color vary, so keeping your space neutral is important. Don’t forget to remove any religious or political items, and excessive personal photos.

Lastly, ensure that each room is well-lit and welcoming. Take a look at your window treatments to ensure they allow in ample natural light, and check that all lighting fixtures and lightbulbs are in working order. Adding floor lamps or table lamps can enhance the brightness of your space if needed.

Designing Your Space

Once your house is clean, organized, and neutralized, it’s time to focus on the design and aesthetics of your home. Simplicity is key; remove excess furniture to create a clean, uncluttered look. Remember that less is often more.

Create a focal point in each main room, such as a fireplace or a unique piece of art. Then, use complementary elements from other rooms to tie the design together, creating a harmonious and inviting atmosphere.

Lastly, embrace the "one, three, six" or "one, three, group" rule of interior decoration. Limit the number of items on a piece of furniture to one, three, or a small grouped collection. Avoid overcrowding surfaces with excessive decor.
